You come in from the cold into a warm room. Suddenly, a fine mist of tiny water droplets forms on the glasses because the warm air condenses on the cold glass surfaces. Exactly the same thing happens on the lenses of your telescope optics. When your optics cool down, condensed water settles on the surface.
